If you are the landlord in an apartment complex you will need to have access to a rental agreement template that can be used to rent out your apartments. There are many reasons you should have access to a template rather than just a stack of pre-printed agreements. Not the least of which is that have more than one template allows you to negotiate each lease on a case by case basis, while still retaining the basic information for each lease.

There are certain things you must list on a rental agreement that are legally required and while these may vary slightly from location to location they all cover the basics. This includes how much the rent is and when it must be paid. It should also list the late fees that will be applied if the rent is late. But it should also list the procedures you will take if you need to raise the rent. Most areas require you to give your clients a certain amount of notice if you plan to raise the rent and it usually ranges from 30 to 90 days.

Raising the rent of your tenants is never an easy task and most of them are going to object. While you can of course force the option on them it may be much easier to negotiate with them and come to an agreement as to when you will raise their rent. Once you have come to terms that are acceptable you can use your rental agreement template to create a new contract that will guarantee your apartment will stay occupied for at least as long as the contract they have signed. While you may not have gotten the extra money right away, chances are they will simply start paying the higher rent when the time comes.

If your complex has a variety of apartment sizes and rent levels, there is no way a straight lease form is going to work out. Instead you need to have a rental agreement template on your computer that will allow you to input the terms you and the tenant have agreed on directly into the agreement before it is printed out so that thereĀ  can be no argument at a later date that the information was changed after the agreement was signed. This way should you ever have to go to court you have a clear and concise document that protects both you and the tenant. As an added bonus it is very easy to print out an extra copy for the tenant keeping every one very happy.
